Step-by-Step Registration Process

Title Verification & Due Diligence

Verify seller's ownership and property title. Obtain encumbrance certificate for last 30 years. Check for any pending loans, litigation, or disputes on the property. Get title search report from a property lawyer.

Drafting the Sale Deed

Prepare sale deed agreement on stamp paper. Include property description, sale consideration, payment terms, possession date, and indemnity clauses. Get drafted by a property lawyer for legal compliance.

Calculate & Pay Stamp Duty

Calculate stamp duty based on property value or circle rate (whichever is higher). Purchase e-stamp certificate online (SHCIL portal) or from authorized vendors. Keep payment receipts.

Book Appointment at Sub-Registrar Office

Visit state registration portal to book appointment slot. Most states now offer online appointment booking. Choose date and time convenient for both buyer and seller.

Execute Sale Deed with Witnesses
