Freehold vs Leasehold Property

Freehold Property

Complete ownership rights. Buyer has full control and can sell/transfer without restrictions. No time limit on ownership. Requires full registration and stamp duty.

Examples: Private land, independent houses on private land

Leasehold Property

Property owned by government/authority (DDA, MHADA, Army, etc.). Buyer gets leasehold rights for specific period (30-99 years). Requires lease deed registration. Renewal possible.

Examples: DDA flats, MHADA flats, Defense land
